No – all of our garden rooms are purpose-built by us at your property giving you the highest quality built by skilled professionals.

Our garden rooms can vary in size and features. Some may suit your garden better than others. You can contact us for your personalised quote based on the information you provide us.

We have several cladding options which can be laid in either a tongue and groove style or as a slatted finish. The choices are:

  • Composite
  • Iroko
  • Cedar
  • Larch
  • Ash
  • Charred Ash

Some of these can be painted. We apply UV oil protection where required.

If the client requests a green/sedum roof, we now have the capability to install these if requested.

We will try to help but it is really dependent on the size of the clearance and how our schedule is at the time.

Everything we need, during the construction process, can be walked through a standard door frame. We will ensure the internal flooring of your home is protected when passing through.

We use a pile-screw system so the ground does not need to be levelled.

During the construction, we use a pilescrew foundation system.

Our rooms come with electric wall heaters as standard. They also have premium insulation in the walls, floor and ceiling to keep it at a stable and optimal temperature year-round.

Currently, we primarily work within London and the Home Counties.

Garden Room FAQs

Although we offer 4 pre-designed garden rooms, each can be customised inside to suit your needs. It is your choice if you want electricity, smart systems, wifi or simply a tv bracket mounted.

We currently have 4 pre-designed rooms you can choose from which are; The Lodge, The View, The Hideaway and The Suite. However, you can design and build your own bespoke garden room to fit your needs.

There are a wide variety of smart systems on the market including Google, Amazon and Apple.

These can all work with other smart systems like Hive, Philips Hue and others. We will discuss this with you in your consultation and provide you with the exact system and set up you require.

During the construction, separating/dividing rooms is a possibility upon request.

We pride ourselves on the quality of our work and will always aim to have your garden room designed and set up as quickly as possible. From the moment we begin work in your garden, we are able to have your garden room set up within 3 weeks. However, depending on the customers needs, it can take longer – we will give you an estimate for completion with your quote.

We use a modular construction method with parts of it being built on-site. This allows us to build a stronger floor and roof.

Outsiders use highest quality insulation available to ensure your new building is warm and energy efficient.

Once confirmed within the plan of your garden room, we will then proceed to organise the plumbing and installation of your new toilet, bathroom and/or kitchen space.

Within the construction of the garden room, we offer an ‘end-to-end’ package that includes the organisation of plumbing, electrics and Wi-Fi services.

At the finishing stages of the construction, we plaster all the walls and fit skirting boards.  The walls are painted white and the skirting is undercoated in white.

Our garden rooms begin from £18,999. This includes everything from planning to the build.

The garden rooms we build are maintenance-free unless you are having a painted or softwood finish externally or an oil applied to the external cladding.

This can vary depending on the smart system you choose in your smart garden room. We will advise you of any cost during your free quote.

Legal & Planning

There are planning rules governing all outbuildings, including garden rooms, summer houses, timber and metal sheds, garages and greenhouses, as well as swimming pools and tennis enclosures. Generally, you do not need to seek planning permission for an outbuilding if it is at the back or side of the house, if it does not take up more than 50% of the space. Most people planning a smart garden room or summer house meet these criteria and can go ahead with building their smart garden room. We always endeavour to check and help you in making sure you do not require planning permission when giving you your free quote. However, there are a few exceptions and restrictions in the UK, including:

  • If you plan to put a garden room within 2 metres of your boundary, it will be no taller than 2.5 metres at its highest point (which our pre-designed rooms do not exceed). These measurements vary across counties and regions, so you should always check with the local planning authority if your garden room is going to be sited close to a neighbours boundary.
  • Elsewhere in the garden, there is a maximum overall height of 4 metres for buildings with an apex roof or 3 metres for other types of roof; on both types, the eaves must not be higher than 2.5 metres.

If you were to create a bespoke garden room and either of these applies, you will need to get planning permission before we are able to build your garden room. Also, if you live on ‘designated land’ (such as a National Parks, Areas of Outstanding Natural Beauty, Conservation Areas and World Heritage sites), you may need planning permission regardless of the height of the summer house.

Guarantee Information

All of our Garden Rooms come with a 10-year guarantee. During manufacture, we apply a water-based treatment which protects against fungal and an insect attack.

However, please bear in mind that this treatment only lasts around 3 months and will require re-application with the free treatment (if supplied) as soon as construction has been completed.

In order to keep your building in tip-top shape and maintain the 10-year anti-rot guarantee, it will need re-treating at least annually. High-quality spirit based timber preservatives provide even more protection, particularly against the rigours of weather and if used should be applied in accordance with our instructions.
